The Northwest Multiple's  March Closed Sales report showed a lot of changes from February.  Both King County and Snohomish County showed the largest year-to-date drops in Average and Midian prices since the downturn started.  Snohomish has dropped around 15% y-t-d- and King has dropped around

17%.  I had heard this from my clients in the I-5 corridor but seeing the actually stats was really interesting.

 

 

Overall both the Average and Medium Closed Sale prices were down around 16% over 2008 closings at the same time.  For some reason, San Juan County turned completely around and are up in both areas around 25%.  I would guess they had one or two really large closings that affected both those numbers dramatically.  Days on Market (DOM) are still fairly low relatively speaking in both King and Snohomish - ranging from 87 days in King to 99 in Snohomish.  San Juan County has the longest average DOM at 223 days.

 

It does appear both Sellers and Agents are still listing a lot of properties too high.  I am definitely seeing more Buyers coming through my business, but they are looking for deals and are not even looking at properties listed too high.

 

There seem to still be a lot of rentals available, but I still have a lot of Buyers looking for rentals to purchase.  They are not worried about the current vacancies.  They are looking for long-term investments.
